The West Valley has dozens of 55+ and active adult communities. Buyers move here for low-maintenance living and built-in social networks. These neighborhoods provide shared amenities like community pools and golf courses.
You will find options ranging from affordable manufactured homes to luxury new construction. The area caters to retirees and empty nesters who want to stay active without the upkeep of a traditional single-family property.

Surprise Community Options

Surprise contains several established active adult neighborhoods. The Grand is the largest. It has over 9,500 homes, four golf courses, and multiple recreation centers.
Buyers looking for new construction can look at Heritage at Asante. It includes a private clubhouse and a 9-hole pitch and putt course. Sun Village is a smaller alternative with around 1,300 homes and a par-3 golf course.
Manufactured home neighborhoods like Rose Garden offer affordable alternatives. These areas provide community centers and organized activities without the higher property taxes of standard homes.

Goodyear and Peoria Communities

Goodyear has PebbleCreek. This Robson resort community sits near the White Tank Mountains and will eventually have over 6,000 homes. It has its own golf course and a creative arts center.
Peoria has Trilogy at Vistancia for buyers who want to be closer to central Phoenix. It includes a golf course and an indoor Olympic-style pool. Westbrook Village is an older Peoria option with two 18-hole golf courses and over 3,900 homes.

What to Know Before Buying

Buyers must evaluate Homeowners Association (HOA) fees. These fees cover the maintenance of shared amenities and are typically higher than in standard neighborhoods.
Most communities require at least one resident to be 55 or older. They also restrict how long children or grandchildren can visit. Buyers should read the Covenants, Conditions, and Restrictions (CC&Rs) to understand rules about exterior paint and street parking.
