The Stressless Buying Journey

A clean, simple guide to help you get started with confidence. Presented by M. Teresa Rubio, REALTOR®.

1. Build Your Financial Foundation

Start by reviewing your budget and deciding what monthly payment feels comfortable for you. Gather key documents like your -s, pay stubs, and bank statements so you’re ready for the next step. A strong financial start helps set the tone for a smoother purchase.

2. Connect With a Lender

Talk with a lender early to understand your price range and financing options. Getting pre-qualified gives you a starting point, while getting pre-approved makes your offer stronger. You’ll also review loan options, down payment programs, and closing costs so there are fewer surprises later.

3. Partner With the Right Realtor

Choose a Realtor who takes time to understand your goals, timeline, and must-haves. This is also the time to talk through neighborhoods, lifestyle needs, commute preferences, and what to expect throughout the buying process. My role is to guide, protect, and advocate for you every step of the way.

4. Begin Your Home Search

Once the groundwork is in place, it’s time to start touring homes in person or virtually. As you explore neighborhoods and nearby amenities, your priorities may become clearer. The goal is to find a home that fits both your lifestyle and your budget.

5. Make a Strong Offer

When you find the right home, we’ll review comparable sales and decide on the best price, terms, and contingencies. Your offer will be submitted with your pre-approval to show the seller you’re serious and prepared. Strategy matters here, and I’ll help you craft a strong, thoughtful offer.

6. Under Contract

After your offer is accepted, there are a few important steps to keep everything moving. You’ll schedule the home inspection, review findings, negotiate repairs or credits if needed, finalize loan documents, and complete the appraisal. I’ll help manage timelines and keep the process on track.

7. Closing Day

As closing day approaches, you’ll review your closing disclosure, complete your final walkthrough, bring the required funds, and sign the final documents. Once everything is complete, you’ll receive your keys. This is the moment you officially become a homeowner.

8. After Closing

Even after the sale is complete, there are a few final tasks to take care of. Set up utilities, change the locks, and store your closing documents in a safe place. And if you need anything after closing, I’m here as a resource long after move-in day.
