Your Home Selling Roadmap

Selling your home is a big move, but it doesn’t have to feel confusing. Here’s a simple step-by-step guide so you know what happens, what matters, and how I help you through each stage.

1. Start With a Clear Plan

We begin with a conversation about your goals, timeline, and reason for selling. I’ll also review current market conditions, recent neighborhood activity, and walk through your home to spot strengths and possible improvements. This helps us align expectations and build the right plan from the start.

2. Price Your Home Strategically

Pricing matters because it shapes buyer interest right away. I’ll prepare a Comparative Market Analysis, review active, pending, and recently sold homes, and talk through pricing strategy so we can choose a strong list price. We’ll also set a plan for adjustments if the market response calls for it.

3. Get Your Home Ready to Shine

Before your home hits the market, we’ll focus on presentation. That may include repairs, touch-ups, decluttering, staging, and coordinating vendors like cleaners, painters, landscapers, or handymen. Once the home is ready, we’ll capture professional photography, video, drone images, and floorplans to help it stand out.

4. Launch Your Listing

When everything is in place, we’ll go live with a strong marketing push. Your listing will be published on the MLS and syndicated platforms, supported by social media, email marketing, agent outreach, open houses, and private showings. The goal is to highlight your home’s best features and attract serious buyers quickly.

5. Manage Showings and Watch the Response

As buyers begin touring the home, I’ll manage showing requests and coordinate access. I’ll also gather feedback from buyers and agents so we can see what’s working and where we may need to adjust. This keeps us responsive instead of guessing.

6. Review and Negotiate Offers

When offers come in, I’ll walk you through each one in detail, including price, terms, contingencies, and financing strength. We’ll compare the pros and risks of each offer so you can make a confident decision. Then I’ll negotiate on your behalf to help you secure the best overall outcome.

7. Stay on Track Under Contract

Once you accept an offer, there are still important steps to manage. I’ll track the buyer’s inspection period, review inspection findings, help negotiate repairs or credits, monitor the appraisal and lender milestones, and make sure deadlines are met. I also stay in touch with title and escrow to keep everything moving.

8. Prepare for Closing

As closing gets closer, I’ll help make sure the final details are in place. That includes confirming any agreed repairs, reviewing the closing disclosure, scheduling signing, coordinating move-out timing, and preparing for the final walkthrough. I’ll also make sure utility transfer instructions are covered so nothing gets missed.

9. Close the Sale

On closing day, you’ll sign the final documents and hand over keys and access devices. Once everything is complete, your sale is official. It’s the finish line after a lot of work, and it should feel like one.

10. Get Support After Closing

My support doesn’t end when the sale closes. I’ll provide copies of your closing documents, help with next-home planning if needed, and stay available as a trusted real estate resource long after the transaction is complete.
